The development sits along Jurong East Avenue 1 in District 22, on the former Shuqun Secondary School site within the Jurong Lake District. It is near the Jurong East MRT interchange and the upcoming Jurong Region Line JE4 station, with JEM, Westgate, IMM and Jurong Lake Gardens close by.

HDB’s EC conditions state that projects whose tenders close on or after 8 May 2026 can be sold on the open market only after a 10-year MOP from TOP. HDB’s resale guidance limits buyers within 15 years of TOP to Singapore Citizens or Permanent Residents for this category. Confirm the final terms once the tender is issued.

HDB lists Jurong East Avenue 1 as an upcoming EC site in District 22 on a 1.49-hectare plot, with about 735 homes estimated and detailed sale conditions expected in December 2026. The developer, project name, unit mix, price and TOP will be announced after the tender.

The site is in Jurong East near the North-South and East-West line interchange, and LTA places the JE4 station of the Jurong Region Line in Stage 2, expected in 2028. The exact walk depends on where the project entrance is placed, which the developer will decide.

Nearby schools include Shuqun Primary School and Jurong Primary School, with Yuhua Secondary School and Jurongville Secondary School in the area. Use MOE’s tools with the project’s registered address before relying on a distance or admission rule.
