Is Jurong East Avenue 1 EC on the Former Shuqun Secondary School Site? What Official Maps Show and What Is Next Door
Many buyers looking at Jurong East Avenue 1 EC ask the same two things: is this the old Shuqun Secondary School land, and what will sit around it? No government notice says it in words. But the official maps and addresses line up, and they also show a second housing plot right next to the EC site. Here is what they show and what it means for your purchase.
What the official maps show
- HDB's site pin. HDB's Government Land Sales page lists Jurong East Avenue 1 as a 1.49-hectare Executive Condominium site with a proposed plot ratio of 5.0, and links it to a URA map pin a short walk north of 450 Jurong East Street 21.
- The old school address. A Ministry of Health list of test centres dated January 2022 gives "Former Shuqun Secondary School" at 450 Jurong East Street 21, Singapore 609604.
- The zoning. URA's Master Plan 2025 land-use data shows two side-by-side Residential plots here, both at a plot ratio of 5.0. One is about 14,900 sqm and the other about 15,100 sqm. Together they cover both HDB's pin and the old school address, while the neighbouring residential land is zoned at 2.8.
Read together, the EC site is one of two plots on the former Shuqun Secondary School land, and either plot is close to HDB's 1.49 hectares, so the maps do not yet show which half is the EC. Take this as a reading of official maps, not an announcement. The exact boundary will be shown when HDB releases the sale conditions, which its list estimates for December 2026.
The second plot next door
The other plot is zoned for housing at the same density as the EC site. It does not appear on the 2H2026 Government Land Sales programme, on either the Confirmed List or the Reserve List, and no sale, housing type or timing has been announced for it.
For you, this means a second high-rise housing project could one day be built beside the EC. Nobody can say yet whether it will be public or private housing, or when. If an open view matters to you, wait for the developer's site plan before choosing a stack, and compare facings on the floor plans page once layouts are released.

These distances are measured on OneMap from HDB's site pin and from the old school address. Walking routes are longer, and the developer will decide where the entrance goes. Once the project has a postal address, check school distances on OneMap yourself before you pick a unit around a school plan.
Shuqun Primary is a different school
The shared name causes confusion. Shuqun Primary School is at 8 Jurong West Street 51, about 2.1 to 2.2 km away in a straight line, so do not count it as a school next door to this EC.
What comes with the EC itself
URA's 2H2026 programme estimates about 735 homes on the site and requires at least 750 sqm of floor area for a childcare centre within the development. If you have young children, that is a useful feature in a new estate on its own.
